Crosstimber Ranch Subdivision in Garden Valley

Crosstimber Ranch is located off of Alder Creek Road in beautiful Garden Valley. It is comprised of 2 + acres real estate parcels with fantastic views. It is mostly meadows with few trees but the lots are situated at varying elevations so that every lot is assured a great view. There are some bluff parcels that have larger acreage and amazing 360 degree views. There are hiking trails throughout the property and wildlife viewing areas. There is a community park with picnic tables for property owners to enjoy. The views are long Garden Valley panoramic views and most of the properties could have views out of every window if a home was planned properly. There are CCR’s in this area that state a minimum sq footage and have a few more guidelines to follow to insure that your property values will not be negatively affected by your neighbors home or activities. Creekside at Crosstimber Ranch in Garden Valley, Idaho is comprised of approx 3+ acre parcels most of which have Alder Creek running through them on or on the borders of the properties. The building parcel is specific on many of the parcels and the building envelope is about ½ to an acre. Most of the lots border public land but access to that land would be challenging. There are trails that loop into the trails at Crosstimber Ranch. There are nice spots to enjoy Alder creek along the creek side walking trail. A favorite spot of mine to sit and eat a freshly picked apple from one of the many apple trees along Creekside at Crosstimber, is down by Alder Creek along the walking path. The creek sounds are so heavenly to fall asleep to and there are good fish within the creek. Many of the properties in Creek side will need engineered pump septic systems that will pump the affluent across Alder Creek road and away from the creek to deeded drain fields on the opposite side of the Alder Creek Road. These systems are considerably higher than most systems in this area. There are CCR’s in this area that state a minimum sq footage and have guidelines to follow to insure that your property values will not be negatively affected by your neighbors home or activities.
